• <br />Millers Crossroads Shopping Center <br />page 3 <br />on the front of the building. An additional sign will be allowed on the Hodgson Road <br />side (west elevation). This sign on end of the building must be for a tenant of building. <br />Lighting: The submittal includes several cut sheets for exterior fixtures. Exterior <br />lighting fixtures must be 90 degree cutoff types. Recessed fixtures are shown in the <br />soffits. The submitted wall fixtures for the back of the building do not meet the <br />requirement and must be changed. The lights over the parking lot (Medallion CM flat <br />lens) comply with the 90 degree cutoff requirement. However, the fixture submitted for <br />the driveways (Towne Commons ALN 445) are a decorative design that echo the <br />decorative street lighting within the residential part of Millers Crossroads. Though this <br />fixture does not meet the 90 degree cutoff requirement, it is comparable to the existing <br />decorative fixture in the larger residential planned unit development. <br />The street lights on Birch St. and Hodgson Rd. are 25' high, but in Lakota Trail they are <br />18'. The commercial site is part of a larger development and the building was designed <br />to complement the surrounding residential uses. The parking lot and driveway lights for <br />this commercial site should be no taller than the street lights in Lakota Trail (18 feet). <br />Parking: The following table lists the ordinance requirements by type of business. <br />The ordinance states that 90% of the gross footprint should be used unless a specific use <br />requirement differs.
