MEMORANDUM <br />DATE: August 21, 2006 <br />TO: City Council <br />FROM: Michael Grochala, Community Development Director <br />RE: Zoning Classification — Lot 16, Block 1, Millers Crossroads <br />During the recent discussion of the Millers Crossroads commercial site development it <br />became apparent that the existing zoning classification of the above referenced parcel as <br />LB, Limited Business is inconsistent with the Councils intent when it rezoned the <br />property in September of 2003. Specifically, the LB District provides for auto orientated <br />uses that would not otherwise be allowed with the NB, Neighborhood Business District. <br />The commercial site is abutting and accessed through the Millers Crossroads residential <br />development. The Councils decision was influenced, in part, by the site plan submitted <br />in conjunction with the rezoning request that did not include auto oriented uses. It <br />appears that the rezoning approval was an error on the City's part which suggests <br />additional evaluation of the appropriate zoning classification for the parcel. <br />Staff is requesting council direction to initiate consideration of rezoning the parcel from <br />LB, Limited Business District to NB, Neighborhood Business District. <br />C: \Documents and Settings\alan.rolek \Local Settings \Temporary Internet Files \OLKBF\Zoning Classification.doc <br />
