The northern part of the site is within the stage 1 (pre -2010) growth area.
The northern 850 feet (about 2/3 of the existing north parcel) is within the existing MUSA and
currently is zoned R -1.
Two public streets and municipal water and sanitary sewer are stubbed to the site. This site has
been guided and zoned for development for many years prior to the current comprehensive plan
adopted in 2002: as far back as the 1987 comprehensive plan.
The following is a summary of the of the proposal's density:
Gross Site Area
Upland Area
Total Lots
Gross Density
Net Density
52.6 acres
15.0 acres
31
0.6 units /acre
2.1 units /acre
The proposed density complies with Low Density Sewered Residential: up to 3 units /acre.
The project requires three acres of MUSA to include the area not currently within the MUSA:
Block 4, most of Block 5, and part of the road. The project also requires rezoning to planned
unit development and approval of a PUD development stage plan/preliminary plat.
Growth Management: As a conservation development, this project is not subject to the
annual growth limits on the number of units, as stated in Ordinance 24 -04. Most of the site's
developable land is already within the current MUSA, though 3.25 acres is needed. We have
ample MUSA reserve to accommodate this small amount.
• Conservation Development: Ordinance 24 -04 amends the growth management policy to
encourage conservation development by allowing a conservation development project to exceed
