Zoning Amendments: <br />Uses in Business Zones <br />page 6 <br />We also recommend allowing specialty schools as conditional uses in the NB zone as <br />well. These typically are small businesses, often in storefront locations. A larger <br />operation, while possible, probably would require a larger piece of property than typically <br />is available in an NB zone. <br />• Small Engine Repar: We also recommend deleting "small engine repair" from <br />the NB zone conditional uses. This is not an appropriate activity because an NB zone <br />typically is located next to residential property. Small engine repair currently is a <br />conditional use in the GB zone, which is appropriate. <br />SECTION 7. BUSINESS DISTRICTS <br />Subd. 2. LB, Limited Business District. <br />H. Conditional Uses. Subject to applicable provisions of this Ordinance, the <br />following are conditional uses in the LB District: These uses require a conditional <br />use permit based on the criteria and procedures outlined in Section 2, Subd. 2. of <br />this Ordinance. <br />• 6.
