CITY, „�.�y, OF <br />IN i KES <br />WS Item 2 <br />WORK SESSION MEMORANDUM <br />Item # 2 <br />To: City Council <br />From: Mike Grochala <br />Date: November 6, 2006 <br />Re: Lakewood Apartments, Legacy at Woods Edge <br />cc: <br />Background <br />At the October 23, 2006 City Council meeting the Hartford Group asked the City Council <br />to consider an amendment to the PUD for the Lakewood Apartments. Part of that <br />amendment was consideration of a request to remove the balconettes from the exterior <br />elevation of the building. Council did not approve the removal of balconettes and <br />requested that Hartford Group revisit options regarding the elevation of the building. <br />Attached you will find a memo from Hartford Group regarding the issue, plus an updated <br />rendering of the project. <br />Staff has worked closely with Hartford Group on the elevations of this project. Since <br />balconettes are not a requirement of the Lino Lakes Town Center Design and <br />Development Guide, staff does not believe that removal of the balconettes compromises <br />the architectural integrity of the building. Staff considers the change a positive one <br />considering the mixed use (residential and commercial) nature of this building, and the <br />fact that balconettes are not usable as balconies. <br />This item will be returned to the City Council at the November 13, 2006 council meeting <br />for consideration. <br />Page 2 <br />
