Much like Hailey Manor <br />and Cavegn Estates previously, this project involves the redevelopment of an existing <br />residential lot in the Mar Don Acres neighborhood into a total of four residential lots. <br />The proposed plat would accommodate the existing dwelling on lot 1, another buildable <br />lot fronting Lois Lane, and two buildable lots fronting Arlo Lane. <br />To accommodate the development proposal, the following approvals are necessary: <br />1. Rezoning from R (Rural) to R -1 (Single Family Residential) <br />2. Preliminary plat <br />3. Variances <br />Lot depth: 132' instead of 135' (all four lots); <br />Lot width: 77.5 feet instead of 80 (lot 2); <br />Lot area: 10,230 square feet instead of 10,800 square feet (lot 2); and <br />Side Setback: 6.27 feet instead of 10 feet.(lot 1) <br />4. Allocation of 1 acre of MUSA reserve <br />ANALYSIS <br />The following is a summary of the proposal: <br />Gross Site Area 1.11 acres <br />Net Site Area 1 acre <br />Total Lots 4 <br />Gross Density 3.6 units /acre <br />Net Density 4.0 units /acre <br />
