Resolution 08 -19 <br />Conditional Use Permit for Commercial Car Wash <br />The proposal is a planned unit development (PUD) at the southeast quadrant of the I -35E <br />interchange at Main Street called Main Street Village. The proposal includes creating four <br />commercial lots on approximately nine acres on the 28 -acre property. Development on the <br />ruining 19 acres has not been designed. However, because of stormwater and <br />transportation planning needs, and because of the existing bank site that is not owned by the <br />developer, the use of the entire site must be considered. <br />The zoning ordinance defines two types of PUD: rezoning and conditional use permit. A <br />commercial PUD can be approved as a conditional use permit. Separate conditional use <br />permits also are required for a motor fuel station and for a car wash. <br />The site is within the area analyzed by the I -35E Alternative Urban Areawide Review <br />(AUAR).
