relocate the driveway to Robinson Drive for safety purposes but costs and site design of a <br />new driveway are prohibitive. A condition of the final plat will be if the house were ever <br />to be demolished or lose its legal non -conforming status, the driveway will be required to <br />be relocated off of Robinson. The final plat will also require right of access dedicated to <br />the County. <br />Easements <br />Standard drainage and utility easements are shown around the interior perimeter of lots, <br />wetlands and storm water drainage areas. A drainage and utility easement shall be <br />dedicated over Outlot B which is a stormwater management pond. <br />Storm Water Management and Erosion and Sediment Control <br />A revised Stormwater Drainage Report was prepared by Plowe Engineering, Inc. on April <br />8, 2014 and has been reviewed by the City Engineer and Rice Creek Watershed District <br />for compliance. The watermain will also extend south along CR 53 and <br />connect with the existing watermain to loop the system for better fire protection and <br />water quality. <br />The property owners are requesting the city design, construct and assess the benefitting <br />property owners for the road and utility improvement costs. The City has drafted a <br />Petition and Waiver Agreement and it shall be signed by the property owners. <br />Public Land Dedication <br />The PUD amendment includes the creation of 11 additional lots and the vacation of <br />approximately 0.545 acres of previously dedicated parkland. The vacated parkland <br />would be used to create 3 additional lots along Robinson Drive. The newly created lots <br />would be subject to the City's Park Dedication fee at $2,500 per lot.
