Full size Preliminary Construction Plans prepared by Plowe Engineering dated April 25, <br />2014. <br />2. RCWD Conditional Approval Pending Receipt of Changes dated April 14, 2014. <br />3. Anoka County Highway Department Development Review Letter dated April 21, 2014. <br />4. Stormwater Drainage Report with HydroCAD output updated April 8, 2014 by Plowe <br />Engineering <br />General Comments: <br />1. City approvals are pending the applicant's RCWD permit which is currently CAPROC <br />a. The location of Street B is to be coordinated. <br />2. The following Anoka County requirements need to be incorporated for project approval: <br />a. The addition of turn lanes on CR 53 at Robinson Drive including both a right turn <br />lane, and a left turn lane (by-pass). <br />b. The relocation of the existing driveway (address 7880 Sunset Road/CR 53) from <br />CR 53 to Robinson Drive. To be located 40 feet from the west property <br />line/intersection and outside of easements. <br />c. Sight distance requirements met to the fullest extent possible. As a minimum, <br />remove trees from the landscape plan at the intersection site triangle. <br />d. Culvert under Robinson Drive at CR 53. <br />3. Operation and Maintenance Agreement for stormwater management facilities is to be <br />submitted prior to preliminary plat approval. <br />Storm Sewer and Drainage Comments: <br />1.
