• <br />• <br />r <br />45 <br />DESIGN STANDARDS <br />§ 1001.095 CONFORMITY WITH THE COMPREHENSIVE PLAN AND ZONING <br />CHAPTER. <br />A proposed subdivision shall conform to the Comprehensive Plan, to related policies adopted by the <br />city, and to the Lino Lakes Zoning Chapter, as may be amended. <br />(Ord. 04 -03, passed 2 -24 -2003) <br />§ 1001.096 LAND REQUIREMENTS. <br />(1) Land shall be suited to the purpose for which it is to be subdivided. No plan shall be approved if <br />the site is not suitable for the purposes proposed by reason of potential flooding, topography, adverse soil <br />conditions, rock formations, or wetlands. <br />(2) Proposed subdivisions shall be coordinated with surrounding properties and/or neighborhoods so <br />that the city as a whole may develop efficiently and harmoniously. <br />(Ord. 04 -03, passed 2 -24 -2003) <br />§ 1001.097 BLOCKS. <br />(1) Length. The maximum length of blocks shall be 1,500 feet and the minimum length 400 feet. <br />Blocks over 900 feet long may require pedestrianways at least 10 feet wide at their approximate center. <br />The use of additional pedestrianways to schools, parks, and other destinations may be required. <br />(2) Arrangement. A block shall be so designed as to provide 2 tiers of lots unless it adjoins a major <br />collector or an arterial street or where topographic or other conditions render the block arrangement <br />unreasonable. <br />(3) Block depth. The width of the block shall normally be sufficient to allow 2 tiers of lots of <br />appropriate depth, except where topography or other conditions render the block depth unreasonable. <br />(Ord. 04 -03, passed 2 -24 -2003) <br />§ 1001.098 LOTS. <br />(1) Area. The minimum lot area, width and depth shall not be less than that established by the Lino <br />Lakes Zoning Chapter in effect at the time of adoption of the final plat. Minimum lot area for urban lots <br />shall consist of buildable land exclusive of utility transmission easements or water course easements that <br />encumber lot development. <br />DRAFT JANUARY 26, 2009 <br />
