DECLARATION OF PROTECTIVE COVENANTS <br />THIS DECLARATION is made and declared by Martha R. DeHaven, owner in <br />fee simple of that part of the NW % of the SW'/ of Section 26, T. 31, R. 22, Anoka <br />County, Minnesota, specifically described on the survey map, attached as Exhibit "A" <br />and made a part of this Declaration. <br />Upon request of said owner and as required by Section 3, subd. 3. B2 of the <br />zoning ordinance of the City of Lino Lakes, for the approval of a minor subdivision of <br />said property into two parcels (Parcel A and Parcel B; of Exhibit "A"), the following <br />Declaration of Restrictive Covenant is hereby declared: <br />1. No transfer of either Parcel A or Parcel B may be made except in <br />conformance with the zoning ordinance of the City of Lino Lakes. <br />PARCEL A <br />2. Parcel A is legally described as that part of the West 494.50 feet of the <br />NW Quarter of the SW Quarter of Section 26, Township 31, Range 22, <br />Anoka County Minnesota described as follows: Beginning at the <br />intersection of the south line of said Northwest Quarter of the Southwest <br />Quarter with the east line of the west 24.75 feet of said Northwest Quarter <br />of the Southwest Quarter, thence northerly and parallel to the west line of <br />said Northwest Quarter of the Southwest Quarter, 947.85 feet; thence <br />easterly and parallel with the north line of said Northwest Quarter of the <br />Southwest Quarter to 295.31; thence northerly parallel to the west line of <br />said Northwest Quarter of the Southwest Quarter, 299.88 feet to the <br />southerly line of Parcel 57, ANOKA COUNTY HIGHWAY RIGHT -OF -WAY <br />PLAT NO. 11; thence easterly along said southerly line of Parcel 57 to the <br />east line of said west 494.50 feet of the Northwest Quarter of the <br />Southwest Quarter, thence southerly along said east line 1247.60 feet to <br />the south line of said Northwest Quarter of the Southwest Quarter, thence <br />westerly along said south line to the point of beginning. <br />PARCEL B <br />3. Parcel B is legally described as that part of the Northwest Quarter of the <br />Southwest Quarter of Section 26, Township 31, Range 22, Anoka County <br />Minnesota described as follows: Commencing at the intersection of the <br />south line of said Northwest Quarter of the Southwest Quarter with the <br />east line of the west 24.75 feet of said Northwest Quarter of the <br />Southwest Quarter; thence northerly and parallel to the west line of said <br />Northwest Quarter of the Southwest Quarter 947.85 feet to the point of <br />beginning of the parcel to be described; thence easterly and parallel with <br />the north line of said Northwest Quarter of the Southwest Quarter 295.31 <br />• <br />• <br />• <br />
