May 11, 2009 <br />City of Lino Lakes <br />RE: Comp Plan Changes <br />Impact Waldoch Farm Garden Center <br />To: City Council and Planning Staff <br />The purpose of this letter is to request the Commercial Zoning of Waldoch Farm Garden <br />Center not be taken away as currently proposed. <br />Waldoch Farm Garden Center is located in the 8100 block of Lake Drive in Lino Lakes. The <br />property and some form of family business has operated there since 1916. Currently 6 family <br />members and over24 seasonal employees depend on this business. <br />Historically our entire Lake Drive Frontage was zoned Commercial, over 1300 ft. In an effort <br />to move away from strip zoning in the 1980's, this frontage was reduced by half and 600 ft <br />deep. Current drawings show a patch of Commercial Zoning at the Garden Center site <br />extending randomly back to a pipeline easement. (A mapping error, never corrected.) <br />Your proposed 2030 Land Use Plan eliminates the Commercial Zoning for our current <br />business and defers any future Commercial activity until sometime after 2030, 22 years from <br />now. This severely limits the growth of our business. Why would the Council create a non- <br />conforming Commercial Use in an area slated for future Commercial? <br />It would seem reasonable and good planning to leave a 600x600 area designated Commercial <br />(including the existing Garden Center and to the South), recognizing the pre - existing <br />Commercial activity and allow and plan for it's natural growth. <br />Mary Jo( <br />'aldoch) Joyer <br />
