ONE YEAR ACTION PLAN PROJECTS <br />DISTRICT 1 <br />HODGSON ROAD /COUNTY ROAD J <br />ACCOMPLISHED: <br />• A Master Plan identifying appropriate land uses, access and <br />circulation, utility routing and redevelopment opportunities was <br />approved and is a part of the city's Comprehensive Plan (2007) <br />• Traffic signals installed ( 2008) <br />PURPOSE: <br />Facilitate the redevelopment of underutilized and substandard <br />properties at the intersection that benefit the local community by <br />providing goods and services not currently available. <br />TIME FRAME: 2009 -2010 <br />STRATEGIES: <br />1. Recognizing that redevelopment of the area will require an anchor <br />tenant in order to drive development and needed infrastructure <br />improvements to the area, work with the developers, neighborhood and <br />city council to facilitate the development of a grocer on the 17 -acre site <br />on the west side of Hodgson Road. <br />2. Recognize that current market conditions and evolving community needs <br />may require reexamination and potential amendments to the 49/J <br />Master Plan. <br />3. Encourage a developer /neighborhood meeting to develop a list of issues <br />that could negatively impact the surrounding neighborhoods. <br />4. Work with the developer to address negative impacts through site <br />design, limitation of hours, neighborhood connections and other <br />mitigation techniques. <br />5. Assist with and encourage redevelopment of negative area characteristics <br />as part of project improvements. <br />6. Work with new development to provide a "gateway" element. <br />7. Evaluate the cost /benefits of providing public incentives to a <br />development project for the purpose of removing blight, improving traffic <br />flow and extending infrastructure to the area. <br />8.
