They
require off - street loading space for any structure that "requires the receipt or distribution of
materials or merchandise by trucks or similar vehicles ". However, the actual loading space that is required is not specified
other than it must be off- street, must have vehicular access, must be screened and landscaped
from abutting and surrounding residential uses, must be 50 feet from an intersection of streets
and must be 50 feet from a residential zoning district. These apply equally to all uses, though it
doesn't hurt to cite them in the specific conditions as well. Because there are no separate
requirements for the conditional uses under consideration, no table was created.
There are different screening requirements, however, and this creates a potential for unequal
treatment. The tables below compare the requirements.
LB & GB
districts
Private Lodges and
Clubs
Public, Educational,
Religious Buildings
height
LB 36'
GB 45'
Cupolas,
belfries, and
church spires
allowed to 60'
by Sec. 3,
Subd. 4.c.
no differences
no differences
building type and
In Section 3, the general provisions, Subd. 4.B.4.
says: "Commercial,
on land within
zoning districts, and
and religious
shall conform with"
this section of the
construction
Industrial, and Institutional.
