I <br />have the following comments: <br />Plat <br />1. The drainage and utility easement between Lots 2 & 3, Lots 16 & 17, and Lots 24 & 25, <br />Block 1, must be 10 feet on either side of the property line to accommodate the proposed <br />storm sewer. <br />Grading Plan <br />1. The existing contours do not tie into the proposed contours around the basin at the north <br />end of the project. <br />2. The emergency overflow locations and elevations must be labeled. <br />3. The normal water elevations and high water elevations must be shown for all of the <br />basins. <br />4. Soil borings must be submitted for the site. <br />Utility Plan <br />1. The second townhouse unit south of Sioux Lane, on the east edge of the proposed <br />subdivision, has inadequate fire protection. <br />2. A hydrant must be added at the end of the watermain stub, located south of Sioux Lane, <br />for flushing purposes. This will also correct the previous comment. <br />• 3. The 10 -inch PVC sanitary sewer is not justified by the proposed flows. The sanitary <br />sewer should be 8 inch. <br />An Equal Opportunity Employer <br />
