The
site is within the existing MUSA.
Site
Single Family Resid.
Low Density Sewered Resid.
R -1X
North
Single Family Resid.
Low Density Sewered Resid.
R -1X
East
Single Family Resid.,
and Rural
Low Density Sewered Resid.,
Low Density Unsewered
Resid.
PDO -SF
Resid. and
Rural
South
Single Family Resid.
Low Density Sewered Resid.
R -1X
West
Single Family Resid.
Low Density Sewered Resid.
R -1X
Lot Sizes and Layout: The R -1X minimum lot size is 12,825 sf of upland. All of
the lots meet or exceed this minimum lot size. The proposed lot widths are compliant
with the minimum standard of a width of 90 feet for interior lots and 115 feet for corner
lots. The minimum lot depth is 135 feet. All the lots except Lot 8 comply with this
standard. Lot 8 has a depth of 127 feet, which requires a variance.
Variance Criteria: The ordinance states that in considering requests for variance the
City shall make a fording of fact that:
1. That the property in question cannot be put to a reasonable use of used
under conditions allowed by the official controls.
2. That the plight of the landowners is due to physical circumstance unique
to his property not created by the landowner.
3. That the hardship is not due to economic considerations alone and when a
reasonable use for the property exists under the terms of the ordinance.
4. That granting the variance requested will not confer on the applicant any
special privilege that would be denied by this ordinance to other lands,
structures, or buildings in the same district.
5. That the proposed actions will be in keeping with the spirit and intent of
the ordinance.
The Planning and Zoning Board may consider that the site is impacted by wetlands and it
is located at the intersection of two collector roads thereby limiting design options as a
basis for granting the variance.
Grading: The applicant has submitted grading information that is subject to the
review and approval of the City Engineer.
Existing Structures: An existing shed and pole building are located within the new
street right -of -way and must be removed.
