All of <br />the lots meet or exceed this minimum lot size. The proposed lot widths are compliant <br />with the minimum standard of a width of 90 feet for interior lots and 115 feet for corner <br />lots. The minimum lot depth is 135 feet. All the lots except Lot 8 comply with this <br />standard. Lot 8 has a depth of 127 feet, which requires a variance. <br />Variance Criteria: The ordinance states that in considering requests for variance the <br />City shall make a fording of fact that: <br />1. That the property in question cannot be put to a reasonable use of used <br />under conditions allowed by the official controls. <br />2. That the plight of the landowners is due to physical circumstance unique <br />to his property not created by the landowner. <br />3. That the hardship is not due to economic considerations alone and when a <br />reasonable use for the property exists under the terms of the ordinance. <br />4. That granting the variance requested will not confer on the applicant any <br />special privilege that would be denied by this ordinance to other lands, <br />structures, or buildings in the same district. <br />5. That the proposed actions will be in keeping with the spirit and intent of <br />the ordinance. <br />The Planning and Zoning Board may consider that the site is impacted by wetlands and it <br />is located at the intersection of two collector roads thereby limiting design options as a <br />basis for granting the variance. <br />Grading: The applicant has submitted grading information that is subject to the <br />review and approval of the City Engineer. <br />Existing Structures: An existing shed and pole building are located within the new <br />street right -of -way and must be removed. <br />
