• <br />AGENDA ITEM 5 -F <br />STAFF ORIGINATOR: Alan Brixius (NAC) <br />P & Z MEETING DATE: June 13, 2001 <br />TOPIC: ISD 12 Rezoning Request from L -I to PSP at <br />Middle School Site <br />BACKGROUND <br />ISD 12 has a letter of intent to purchase 15+ acres of industrial zoned land located at the <br />northeast corner of the existing Centennial Middle School site for the purpose of building <br />a new elementary school. The site is currently zoned L -I, Light Industrial and would <br />require a change in zoning to PSP, Public /Semi- Public District to accommodate the <br />elementary school. <br />The School District has requested consideration of the following development <br />applications to facilitate a new elementary school at this location: <br />1. Rezoning from L -1, Limited Industrial Zoning District to PSP, Public/Semi- <br />. Public Zoning District. <br />2. Subdivision to create a parcel to be conveyed to the School District. <br />These applications are evaluated in greater detail in the body of this report. This review <br />is based on the following: <br />• <br />Site Location <br />Site Survey <br />Concept Plan <br />ANALYSIS <br />Location of Elementary School <br />Upon investigation of the needed elementary school, the School District has selected the <br />proposed site next to the Centennial Middle School for the following reasons: <br />1. In review of the School District's enrollment distribution and forecasts, <br />approximately 60 percent of the present and future enrollment population lives <br />west of Lake Drive and County Road 49. The proposed site provides a <br />centralized location to best serve the School District's population. <br />
