• <br />• <br />• <br />Planning & Zoning Board <br />June 13, 2001 <br />Page 10 <br />Staff outlined the Comprehensive Plan policies that were applicable to the zoning request, and <br />stated the zoning change would be compatible with the current 1990 Land Use Plan and would <br />be consistent with the aforementioned Comprehensive Plan policies. <br />Staff stated to determine the appropriateness of the proposed use it was beneficial to examine the <br />adjoining land use and zoning. <br />Staff explained the proposed zoning from PSP to R -1X would be consistent with the R -1X <br />zoning of the Pheasant Hills subdivision that adjoined the site on the north and east. The <br />property laid within the existing MUSA and Phase 1 growth area presents a logical extension of <br />the existing sewered single - family neighborhoods. <br />Staff indicated the rezoning application was not accompanied by a a ion request. Any <br />future development must be compliant with the City zoning and bdivis regulations. Elementary Schools started later <br />than the Middle School. <br />John Christensen, Superintendent Centennial School District, clarified the schools had staggered <br />start and stop times and there were buses running in that area now. He pointed out an elementary <br />school in this area would be a good fit to serve the western part of the District. He stated they <br />would be conscientious about starting times, ending times, and event times. <br />Mr. Lyden asked how many other PSP sites they had available. Mr. Christensen stated they had <br />none. <br />
