Planning & Zoning Board <br />Nadeau Site Plan Review <br />May 8, 2002 <br />City water is available on the east side of 20th Avenue. To connect to City water would <br />require tunneling under 20th Avenue, and this will require County approval. The water <br />service would be performed as a City project. The fee to the Nadeaus would follow the <br />City's public improvement financing policy. <br />Septic <br />Plans have been submitted for a mound system septic design. Plans delineate both a <br />primary and secondary site, soils, and design specifications. The system has been <br />reviewed and approved by City building officials. <br />Building <br />The home was constructed in 1976, and is a 1,600 sq.ft. single -story rambler - style. The <br />home contains a full basement foundation and attached garage (470 sq.ft.), and meets the <br />Rural District minimum building dimensions. City building officials have inspected the <br />home and found it to be structurally sound, with plumbing, electrical, and mechanicals <br />meeting local ordinances. <br />A detached 30' X 24' (720 sq.ft.) garage is also planned for the new site. City Ordinance <br />allows a maximum of 5,000 sq.ft. of accessory building space, limited in number to one <br />attached garage and two detached accessory structures, for a property of this size and <br />zoning district. The proposed garages fall well within these limits. <br />The proposed relocation of the above described home appears to meet all building code <br />and zoning district requirements. Staff would recommend approval of the proposed Site <br />Plan Review with the following conditions: <br />1.) Approval from Anoka County for an access drive onto County Highway No. 54 (20th <br />Avenue) <br />2.) Application of all necessary building permits for the relocation of the home and <br />construction of the detached garage. <br />OPTIONS <br />1.) Recommend approval of the proposed Site Plan Review. <br />2.) Recommend denial of the proposed Site Plan Review <br />3.) Return to staff with direction <br />• <br />
