• <br />• <br />• <br />Planning & Zoning Board <br />April 10, 2002 <br />Page 2 <br />Chair Schaps opened the Public Hearing at 6:40 p.m. <br />Staff presented the application by Bald Eagle Contractors CUP for Outdoor Storage. <br />Staff reviewed the background of the lot by explaining applicant had submitted an <br />application for a Conditional Use Permit (CUP) for outdoor storage. He stated applicants <br />wished to move his construction business to the site and store vehicles outdoors, such as <br />trucks and a construction trailer. He explained the current application did not include a <br />site plan review. Typically, a CUP application such as this would be accompanied by <br />complete site plan information. He noted it was staff's understanding that the applicant <br />wanted to find out if the outdoor storage was possible before committing to designing the <br />building, grading, utilities, and other elements. <br />Staff presented its analysis by explaining the si <br />approximately 1.3 acres. An area with "grass seed" is shown separating the two. <br />Staff noted the seeded area appeared to cover only half the entire site, according to the <br />drawing, rendering it unusable. Staff indicated it was probable that once the business and <br />storage were established, a successful construction business would grow and need <br />additional storage area for equipment. Contractor yards typically accumulate more and <br />more equipment and material over time.
