The PDO shall include the CUP's for the Motor Fuel Station (Convenience Store), <br />Bank Drive -Thru and Day Care subject to the requirements of Section 7, Subdivision <br />3, H(2), H(5) and H(11), respectively of the Lino Lakes Zoning Ordinance. <br />B. Site and Building Plan approval to allow the construction of 30,266 square feet in three <br />buildings and canopy as configured on the site plan dated received June 14, 2002 <br />1. All refuse and recyclable materials shall be stored within the principal building or <br />within an accessory structure (within a side or rear yard) that is totally screened from <br />eye level view from neighboring uses and public rights of way. <br />2. All signs shall be reviewed with the sign permit applications and shall be required the <br />applicable requirements of the Ordinance. <br />3. Light fixture design is a solid dome variety only and under- canopy lighting shall be <br />submitted and subject to staff approval. <br />4. The submitted erosion and grading plan shall be revised to incorporate the City <br />Engineer's comments, dated July 3, 2002. <br />• 5. The submitted utility plan shall be revised to incorporate the City Engineer's <br />comments, dated July 3, 2002. <br />6. Stop signs shall be installed and maintained at the access points with the public road. <br />7. The Rice Creek Watershed District issues a permit to allow the development proposal <br />and the conditions required by it are fulfilled. <br />8. A Watershed District Permit is received prior to City building permit issuance. <br />9. A final plat and vacation of easements shall be submitted and approved by the City. <br />The plat shall also include dedication of access control, along Birch Street, to Anoka <br />County. <br />10. Prior to the commencement of any site work, the applicant enters into a performance <br />agreement with the City and post all the necessary securities required by it. <br />ATTACHMENTS <br />1.
