F <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: August 14, 2002 <br />TOPIC: PUBLIC HEARING: Subdivision Ordinance <br />BACKGROUND <br />A task force appointed by the City Council has been working with staff and the planning <br />consultant on a new subdivision ordinance. The task force has completed a draft <br />ordinance. The next step in the process is to hold a public hearing on the ordinance. <br />The subdivision ordinance regulates the subdivision of land. It does not deal with lot <br />sizes, setbacks, building height, allowable uses, and the like. Such requirements are <br />regulated by the zoning ordinance. We are revising the zoning ordinance and, when a <br />draft is completed, we will bring it through the review process. <br />• The ordinance is a draft, and thus a work in progress. As we review the document, we <br />will be making minor revisions to the text for clarification purposes. <br />• <br />ANALYSIS <br />The purpose of the public hearing is to discuss any aspect of the draft ordinance that is of <br />interest to the public or the P & Z members. Some general points of interest include: <br />Better list of definitions in Sec. 1001. These have been coordinated with definitions in <br />the zoning ordinance. When the zoning ordinance is complete, some revisions may be <br />appropriate. <br />Clear lists of submittal requirements for preliminary plats, final plats, and minor <br />subdivisions. <br />Clear descriptions of what is specifically required and prohibited in order to eliminate <br />ambiguity and confusion. <br />
