While the multi -tenant building sign requirements of the Marketplace PDO design <br />guidelines are specific to buildings north of Apollo Drive, it is believed the requirements should <br />likewise be applied to the subject building in order to maintain area consistency. In this regard, <br />wall signs for the subject building should be in accordance with the following: <br />1. Building fronts should have a maximum average sign height of 30 inch and a maximum <br />width equal to 80 percent of the lease width. Capitol letters should not exceed 36 inches. <br />2. Building rears should have a maximum average sign height of 24 inches and a maximum <br />width equal to 60% of the lease width. Capitol letters should not exceed 30 inches. <br />3. In no case should the total sign area, per business, exceed 100 square feet for building <br />fronts and 75 square feet for building rears. <br />The applicant is proposing one freestanding sign in the southwest corner of the development. <br />Such sign location is considered acceptable but should not exceed 25 feet in height, consistent <br />with other signs in the Marketplace development. <br />ID Lighting. As required by ordinance, a lighting plan identifying illumination levels on the subject <br />site has been provided. The proposed illumination levels and fixture details have been found to <br />be acceptable. <br />• <br />Details regarding fixture type have not been submitted. As a condition of site and building plan <br />approval, specific fixture details should be submitted subject to review and approval by staff. <br />According to the Ordinance, the source of lights should be hooded and controlled so as not to <br />illuminate adjacent properties or public rights -of -way. <br />Development Agreement: Prior to the commencement of any site work, the applicant will be <br />required to enter into a development agreement with the City and post all the necessary securities <br />required by it. <br />Conditional Use Permit <br />As previously indicated, the applicant is requesting approval of a conditional use permit to allow <br />an accessory drive -thru facility. The proposed drive -thru lane is located on the east side of the <br />building and is configured to provide ample stacking space and minimize site disruptions. It is <br />estimated that stacking space exists for a minimum of eight vehicles. <br />In considering conditional use permit requests, the Ordinance states that the Planning and Zoning <br />Board shall recommend approval and the City Council shall order the issuance of such permit <br />only if it finds that such use at such location: <br />
