Will have vehicular approaches to the property which are so designed as not to <br />create traffic congestion or an interference with traffic on surrounding public <br />thoroughfares. <br />Comment: The site layout meets standards held within the City's Zoning <br />Ordinance including turn lanes, access width, and access spacing/location. <br />8. Will not result in the destruction, loss, or damage of a natural, scenic or <br />historic feature of major importance. <br />Comment: The applicant is currently working with the RCWD and City Engineer <br />to satisfy drainage related issues. <br />9. Will conform to specific standards of this ordinance applicable to the particular <br />use. <br />Comment: The proposed use will as a condition of approval meet the applicable <br />requirements of the Ordinance. <br />RECOMMENDATION <br />Based on the findings contained in this report and subject to the conditions listed below, our <br />office recommends the following: <br />A. Approval of the JADT Addition preliminary plat subject to the following conditions: <br />1. The City finds the proposed lot sizes (less than the minimum SC District requirement) <br />to be acceptable. <br />2. The conditions of the City Engineer's memo (dated 8/9/02) related to grading, <br />drainage and utilities should be satisfied. <br />3. Cross parking and access easements be recorded with the property at the time of final <br />plat. Prior to recording, such easements shall be subject to review and approval by <br />the City Attorney. <br />1110 4. A park dedication of $13,920 shall be required prior to the recording of the final plat. <br />
