The proposed subdivision <br />comprises 95 acres located north of Lilac Street and east of Sunset Road. The subject <br />property is currently zoned R, Rural and would need to be rezoned to R -1, Single <br />Family. The proposed residential subdivision would consist of 156 single family homes <br />distributed in the following additions: <br />54 homes in the 6th Addition <br />28 homes in the 7th Addition <br />26 homes in the 8th Addition <br />24 homes in the 9th Addition <br />24 homes in the 10th Addition <br />Staff's review of the application submission materials find that the application is <br />incomplete. As such, this report represents only a preliminary review of the overall <br />subdivision and rezoning. A more detailed review will be prepared for the September <br />Planning and Zoning meeting. The following items were not available to staff in <br />preparation of this review. <br />1. Site grading plans. <br />2. Wetland mitigation plans. <br />3. The City needs to resolve park planning for this subdivision. <br />• 4. On this date, August 8, 2002, we received the first draft of the traffic analysis <br />figures and have not had an opportunity to evaluate the findings of this study. <br />
