Show drainage and utility easements <br />parallel and along the proposed property lines. <br />4. The proposed infiltration swale along the northerly development property line is shown <br />with a 2% slope but computes to only a 1.6% slope between the rainwater garden and the <br />west infiltration basin. Correct on plans and in stormwater calculations. <br />5. Correct and revise parking stall grades as water appears to be trapped in the northerly <br />stall of six (6) stalls on the east of the site and south of access road from Lake Drive. <br />6. Recommend that when on -site or imported soils are used to fill low areas that they must <br />be a minimum "SCS - Soil Group B" material. <br />7. All development site concrete curb and gutter is to be Mn/DOT B618. For the proposed <br />"flat" areas, it is recommended that a pattern be established to maintain the back of the <br />curb to the maximum extent possible. This will be a better guide to vehicle drivers and <br />will protect the adjacent stormwater system from damage. The pattern should consist of a <br />three (3) foot opening with one (1) foot tapers along areas designated for "flat" curb, as <br />shown on the plans. <br />8. Provide to the City a copy of the Anoka County Highway Department permit (approval) <br />for driveway access requirements prior to construction start-up. <br />B. Watermain: <br />This extension and service would require plans and specifications that follow City standards for <br />utility construction in public rights -of -way. It would also require Anoka County, Lino Lakes, and <br />Minnesota Department of Health permits. <br />C. Sanitary Sewer: <br />In general, the proposed sanitary sewer alignment from 4th Avenue to the Development site is <br />acceptable with the following comments: <br />1. Provide the City with a permanent 20' wide easement that is parallel to the proposed <br />sanitary line. Also, grading along the easement that provides future maintenance access. <br />2. A sanitary manhole will be needed at the junction of the N -S 8" sanitary pipe and the 6" <br />sanitary service pipe to the building. Also, check with the City regarding the size and <br />material of the service pipe to the building as well as clean-out or other manhole <br />requirements. <br />• <br />
