• <br />Planning & Zoning Board <br />November 13, 2002 <br />Page 10 <br />Derek Lash, engineer, replied with respect to landscaping, he anticipated applicant would <br />add more landscaping. He noted the water garden (holding pond) would not be an <br />eyesore. He stated there was no reason the trees could not be removed. He stated <br />applicant agreed with the staff's recommendations. He asked about the removal of the <br />evergreen trees and replacing them with deciduous trees. He noted salt from the road was <br />harder on deciduous trees than evergreens and that was why they had evergreens. <br />Mr. Hyden asked where the trash enclosure was located and how was that being <br />addressed. Mr. Raffel replied the trash enclosure would be the same material as the <br />building, made out of concrete block. He noted there were two sites that could <br />accommodate a trash enclosure, but it would be located behind the building. <br />Chair Schaps asked what type of trash were they likely to have. Mr. Raffel replied <br />cardboard would be one item. <br />Terry Landeen, Specialty Equipment Co., stated the trash enclosure was located <br />alongside the automatic bay, inside the building. The trash enclosure would have double <br />doors on it and would be wheeled out to be emptied. <br />Mr. Hyden asked were did all of the water go. Mr. Landeen replied it went inside the <br />carwash base (pits) and from there it went into a waste trap, which catches any excess oil <br />before it went to the City sewer. He stated the pit and trap was cleaned at least once a <br />year. He stated there would be small drainage areas also, which could just evaporate or <br />drain into the carwash pits. He stated they could heat 15 -20 feet at the exit and the if they <br />wanted, but the standard was 10 feet. He noted the full service car wash would have full <br />heat at the exit ends. <br />Chair Schaps opened the Public Hearing at 7:04 p.m. <br />Ray Benkler, owner, stated the purpose of the self - service was to have high ceilings that <br />would accommodate a larger vehicle, but they would not be marketing to the RV <br />vehicles, it would be an all purpose use. He noted a semi -cab would not be a problem. <br />With respect to circulation, there would be no problems because they would take the cars <br />off themselves onto the conveyor lane. <br />Mr. Corson asked if he has had any problems at the Stillwater facility regarding <br />circulation. Mr. Benkler replied he did not believe so. He stated he had spoken with the <br />owner of the Stillwater facility and this was no an issue there. <br />Rene Quimby, 7319 Lake Drive, asked what the hours of operation were of the car wash <br />and the types of vehicles using the car wash. <br />Mr. Benkler stated the hours of operation would be 7:00 a.m. to 9:00 p.m. He stated they <br />had the room for semi -cabs and motor homes in the facility, but he did not believe they <br />would have a lot of traffic from these larger vehicles.
