Century Farm North <br />Page 8 of 11 <br />As shown on the preliminary plat, drainage and utility easements have been proposed along all <br />property lines and over wetland and ponding areas. The acceptability of such easements should <br />be subject to comment and recommendation by the City Engineer. <br />Carl Street Vacation. To accommodate the development proposal, the vacation of a portion of <br />Carl Street will be necessary. Such vacation will require a separate public hearing to be held by <br />the City Council. Issues associated with the street vacation should be subject to comment by the <br />City Engineer. <br />Traffic Generation. Issues related to traffic generation and the ability of the development <br />proposal to accommodate such traffic should be subject to comment and recommendation by the <br />City Engineer. <br />Utilities. A utility plan has been submitted for review by the City Engineer. As a condition of <br />preliminary plat approval, the utility related modifications and comments as set forth by the City <br />Engineer should be incorporated into the plans. <br />Landscaping. As required by Ordinance, landscape plan has been submitted for review. The <br />plan calls for a series of overstory trees along the public streets and a combination of understory <br />and evergreen trees scattered throughout the site. Evergreen trees have been specifically <br />proposed in areas where screening is desired (i.e. between Century Trail and the airpark <br />hangers). <br />As a condition of PDO approval, the landscape plan should be subject to comment and <br />recommendation by the Environmental Board. <br />Grading and Drainage. A grading and drainage plan has been submitted for review by the City <br />Engineer. As a condition of preliminary plat approval, the grading and drainage related <br />modifications and comments as set forth by the City Engineer should to be incorporated into the <br />plans. <br />The plan is also subject to review and approval from the Rice Creek Watershed District. <br />Environmental Issues. The Environmental Board reviewed the request at their December 5, <br />2002 meeting. Their comments are attached to this report. <br />Rice Creek Watershed District Review. The proposed development is subject to Rice Creek <br />Watershed District (RCWD) approval. To date, comments from the District regarding the <br />acceptability of the project have not been received. As a condition of PDO approval, all <br />conditions imposed by the Watershed District must be satisfied. <br />
