Final Plat <br />A land use application and fees for Final Plat shall be required. At such time, the <br />developer shall enter into a Development Contract and other documents as the City <br />deems necessary. <br />RECOMMENDATION <br />Staff recommends approval of the rezoning, variances and preliminary plat of Isabell <br />Estates with the following revisions/conditions being met at the time of final plat: <br />1. All comments from the City Engineer letter dated June 5, 2014 shall be addressed. <br />2. All comments from the Environmental Coordinator letter dated June 5, 2014 shall <br />be addressed. <br />3. The developer shall be responsible for grading the site, prepping the building pads <br />and constructing the storm water maintenance facilities. <br />4. The following executed documents are required to be approved by the City <br />Council prior to issuance of a Grading Permit: <br />a. Development Contract. <br />5. The following items shall be submitted to the City prior to issuance of a Grading <br />Permit: <br />a. Revised plans based on staff comments. <br />b. Executed Declaration for Maintenance of Storm Water Facilities. <br />c. NPDES Permit (if required). <br />d. RCWD Permit (if required). <br />e. Securities and Escrows as detailed in the Development Contract. <br />f. Grading Permit Fee of $150. <br />6. The following items shall be submitted to the City prior to issuance of a Building <br />Permit: <br />a. Revised plans based on staff comments. <br />b. An electronic PDF of the final approved plans. <br />c. Building Permit application and fee as determined by the Building <br />Official. <br />7. Sheet I -Certificate of Survey: <br />a. Provide roadway easement document or other recorded instrument as to <br />how the "south" 30 feet of Arlo Lane was dedicated or deeded for <br />roadway purposes. <br />8. Sheet 2-Resource Inventory: <br />a. Sheet shall be re -numbered 2 of 9. <br />b. The existing well identified on Lot 4 shall be properly capped and <br />abandoned or disconnected from the house if used for irrigation purposes <br />prior to the issuance of any building permit. <br />c. Data regarding depth to water table per soil boring shall be added to the <br />sheet. <br />10 <br />
