The following <br />information was provided for review: <br />■ Isabell Estates Resource Inventory Plan dated March 28, 2014 <br />■ Isabell Estates Preliminary Plat dated April 29, 2014 <br />■ Isabell Estates Grading and Erosion Control Plan dated March 20, 2014 <br />■ Isabell Estates Pre- and Post -Development Drainage Plans dated March 20, 2014 <br />■ Isabell Estates Utility Plan dated March 11, 2014 <br />■ HydroCAD output for Pre- and Post -Development Conditions dated April 8, 2014 <br />General Comments: <br />1. The proposed plat along the north side, at Arlo Lane, currently shows a drainage and utility <br />easement. This area needs to include a roadway use. The proposed plat shall show a 30-foot <br />roadway, drainage and utility easement, or right of way where Arlo Lane and municipal <br />utilities exist. <br />2. Plat files (Cad work) need to be cleaned up to remove notes that are not on the correct sheets <br />and text should not be on top of other text. <br />3. As the existing house is connected to municipal utilities the well is to sealed per MDH and <br />the sanitary system abandon per governing agencies. This also needs to be labeled on the <br />plans. <br />Storm Sewer and Drainage Comments: <br />After reviewing the above documents against the City of Lino Lakes Stormwater and Erosion and <br />Sediment Control Ordinance (No. 09-11) and the 2013 Rice Creek Watershed District (RCWD) Rules, we <br />have the following comments: <br />1.
