14. Comments/Revisions to Lot Summary Sheet: <br />a. The Summary shall include all lots, outlots and right-of-way per the entire <br />preliminary plat not just Phase One. <br />b. Unbuildable Lot Area shall include Conservation Easements area. <br />c. An electronic copy of the Summary shall be submitted in a Microsoft <br />Excel Worksheet. <br />15. Quit Claim Deed from Preserve at Lino Lakes Homeowners Association, Inc.: <br />a. An exhibit indicating the area of the easement shall be provided and <br />recorded with the document. <br />b. The easement document shall include language allowing for trail <br />construction. <br />16. Comments/Revisions to Proposed Roadway Easement to Old Birch Street: <br />a. A Quit Claim Deed or other legal recordable document shall be drafted by <br />the Developer and approved by the City prior to recording. <br />b. The easement document shall include language allowing for trail and/or <br />sidewalk construction. <br />c. The existence of the 60 foot Public R/W Easement by Prescription shall be <br />verified by the developer or the Proposed Roadway Easement shall be <br />modified to ensure adequate size and connection to Old Birch Street. <br />17. Comments/Revisions to Preliminary Plat, Sheets 5 & 6: <br />a. Under Development Data, the Net Density shall be revised to 2.63 units <br />per acre to reflect the reduced in conservation easement area. <br />b. Lot 1, Block 3 shall be revised so the retaining wall is located entirely <br />within the lot and outside of the standard drainage and utility easement. <br />18. Comments/Revisions to Landscape and Planting Plan, Sheets 1-3: <br />a. Planting schedule (symbols, quantities, common and botanical names and <br />sizes of plant materials) and Planting Detail shall be included for all tree <br />and shrub plantings. <br />b. On Sheet 3, rename schedule from "Additional Trees" to "Tree Mitigation <br />Trees". <br />19. Comments/Revisions to Final Plat, Sheets 1-3: <br />a. City of Lino Lakes shall be properly spelled. <br />b. The City Engineer shall verify the proposed roadway easement connecting <br />to Old Birch Street and Pheasant Run South is adequate in size for road <br />and utility construction. <br />20. One full size set of all revised plans shall be submitted to the City. <br />21. One electronic copy of all revised plans shall be submitted to the City. <br />7 <br />
