A drainage easement is placed over the sites ponding area. <br />7. Drainage and utility easements are placed along all lot lines <br />8. Cross parking and access easements be recorded with the property at the time of final <br />plat. Prior to recording, such easements shall be subject to review and approval by <br />the City Attorney. <br />9. The subdivision satisfy applicable park dedication requirements. <br />10. The northerly access on Hodgson Road be eliminated. <br />11. Curb cut locations be subject to review and approval by the City Engineer. <br />12. Building colors be specified and subject to City approval. <br />13. The seven off - street parking stalls located east of the building be reserved for <br />employee use. <br />14. One additional handicap parking stall (totaling three spaces) be provided to satisfy <br />applicable State requirements. <br />15. A temporary turn- around be provided at the terminus of the public street stub. <br />16. An interim development plan for the northern portion of the site (addressing interim <br />access, stormwater management etc. prior to motor fuel station construction) be <br />prepared subject to review by the City Engineer and approval by the City. <br />17. The applicant consider the creation of a comprehensive sign plan. All site signage <br />shall meet the applicable requirements of the Sign Ordinance. <br />18. Light fixture details meet applicable ordinance requirements including the provision <br />that the source of lights shall be hooded and controlled so as not to illuminate <br />adjacent properties or public rights -of -way. <br />19. The following landscaping related recommendations be satisfied: <br />A. Landscaping should be provided around the perimeter of the proposed <br />pond. <br />B. Ground story plantings should be identified. <br />C. Norway Maples and Amur Maples should be substituted with on- invasive <br />species. <br />
