You <br />have stated the drive aisle could present a problem for vehicles backing out of <br />parking spaces. This condition exists in most retail centers, and typically does <br />not present a problem. However, the introduction of traffic calming devices can <br />reinforce the need to maintain a safe speed. Attached is a sketch depicting the <br />location of two traffic calming areas. <br />There are several options for creating traffic calming. We are proposing textured <br />paving (ie concrete or some other material) to alert drivers. The paving would be <br />included at the south entry drive to the parking area and midway along the <br />building frontage. The south entry would be designed to create the feeling of a <br />bridge. The perceived narrowness, change in pavement texture, and curve in <br />the roadway will provide traffic calming. To reinforce the concept to the north, <br />a second band of textured paving will be installed near the midway point of the <br />building. This band will include the extension of parking islands, which will also <br />provide a pedestrian connection to the proposed trail along Hodgson Road. <br />We also considered at your request, the relocation of the drive aisle. We believe <br />this option will introduce additional impervious surface which will contribute to <br />an all ready environmentally sensitive drainage issue. The Environmental Board <br />has recommended reducing the impervious surface with the elimination of any <br />parking spaces not required by city ordinance. Shifting of the building or parking <br />to the east will also encroach on the proposed residential development, and it is <br />our desire to maximize the distance between the two uses. <br />
