Care should be taken to allow normal surface -water flow to the flood plain <br />area, South and East of the development. <br />2. Engineers should confirm there is adequate separation between the bottom <br />of ponds and infiltration areas, and post - development seasonally high <br />ground water tables. <br />3. Maintenance access should be provided to all preservation and infiltration <br />areas proposed. <br />4. Developer will be responsible for the control of all tree diseases in this <br />development. This area was controlled for oak wilt in the fall of 2002. <br />5. No soil disturbance shall occur in this development until a tree preservation <br />plan has been developed, approved by the City, and implemented by the <br />developer. <br />6. All surface -water treatment areas should be protected from compaction by <br />fencing after initial shaping. <br />7. The Cities native mix should be used in all infiltration and surface -water <br />treatment areas. This seed mix can be applied immediately with traditional <br />quick -start soil - stabilization seed mix. <br />8. No soils should be exported or imported on this project with out approvals <br />from the City. <br />9. The developer would provide escrow dollars for one 2 to 2.5 inch boulevard <br />tree per lot frontage. <br />Motion by O'Dea, second by Halen to recommend approval of Ravens <br />Hollow with above recommendations of Staff and Environmental Board. <br />All were in favor.
