A revised preliminary plat that includes these changes and determines revised lot <br />dimensions and areas shall be submitted prior to City Council consideration of the <br />preliminary plat. <br />5. Park dedication of $4,995 shall be paid: $1665 per dwelling unit. <br />6. Plans for connecting to sanitary sewer and water must be submitted for City Engineer <br />review prior to final plat approval. <br />7. The location of and need for an easement for the existing stormwater facility between <br />Lake Drive and the pond north of 79`h St. shall be determined prior to final plat <br />approval. <br />8. Proposed grading contours shall be shown on a revised plan prior to final plat <br />approval. <br />OPTIONS <br />Prior to any action, the public hearing must be closed. <br />1. Approve rezoning of the eastern portion of the site (Lot 2 and Lot 3 on the <br />preliminary plat) from R -1 to R -2. <br />2. Approve variances: lot depth for all three lots, lot width and lot area for Lot 2. <br />Specific dimensions must be determined prior to City Council review. <br />3. Approve the preliminary plat for Crystal Cove, with the conditions listed above. <br />4.
