DSGW, an <br />architectural firm, has prepared a concept sketch for discussion purposes. No formal <br />action is needed on this item at this time. This is a concept plan only. Nothing has been <br />formally submitted for approval. The purpose of the discussion is to share information <br />about the site the proposed development, as well as general City requirements for the site. <br />This will help in designing a better project. <br />• The comprehensive plan guides the site for commercial development. <br />Location <br />Existing Land Use <br />Guided Land Use <br />Existing <br />Zoning <br />Site <br />VFW <br />Commercial, <br />Stage 1 (pre -2010) growth area, <br />outside of MUSA <br />General <br />Business <br />North <br />residential <br />Commercial <br />General <br />Business <br />South <br />auto garage, retail <br />Commercial <br />General <br />Business <br />East <br />residential <br />Commercial <br />General <br />Business <br />and Rural <br />West <br />residential (across <br />Lake Drive) <br />Low and Medium Density <br />Sewered Residential <br />R -1 <br />• The entire site is approximately 2 acres. <br />• The site is outside of the current MUSA. The MUSA line runs down Lake Drive. <br />This development would require allocation of commercial MUSA. We have 73 acres <br />of commercial MUSA available. <br />
