The proposed plat <br />is located on 17 acres of property north of Ash Street (County Road J) and west of Hodgson Road (County <br />Road 49). Documents received are as follows: <br />1. Wetland Delineation Report, hydrology calculations, hydrology summary and NPDES Phase II permit <br />form, provided by Glenn Rehbein Companies (William A.T. McCully) dated January 23, 2004 and <br />received by the City of Lino Lakes January 30, 2004. <br />2 Preliminary Plat, Certificate of Survey and Tree Inventory, Preliminary Grading Plan, and Preliminary <br />Utility Plan (Sheets 1 -4), received by the City of Lino Lakes February 6, 2004. <br />3. HydroCad model and supporting data dated January 13, 2004 by Glenn Rehbein Companies. <br />The proposed Oakwood View plans provide for essentially two different improvements on different sides of <br />the property. For the north 1/2 of the site, it is proposed to extend existing Oakwood Lane southerly into the <br />northwest corner of the site a distance of approximately 500 feet. The cul -de -sac would serve the <br />construction of 10 new single family residential properties. The sizes of the single family lots would range <br />between 0.3 acres and 1.3 acres. The larger lots would include significant amounts of wetland areas. <br />At the southwest corner of the property is an existing church and parking lot. Proposed is to extend a <br />driveway easterly from the existing church property and constructing an enabling residence (duplex) and <br />parking area Remaining portions of the entire 17 acre property not proposed for grading or improvements <br />are essentially wetland areas. <br />The following comments are provided: <br />Drainage and Drainage Calculations <br />The following comments are provided with regards to the drainage calculations: <br />1.
