Also, proposed drainage maps and hydrocad calculations <br />have been revised and included for engineering review. <br />1523 94TH LANE NE, SUITE B <br />BLAINE, MINNESOTA 55449 <br />(763) 792 -1136 FAx (763) 792 -1743 <br />Some of the items that were needed to be addressed based on planning commission comments on <br />March 10, 2004 were: <br />1. Density was too high for the site. <br />-We have eliminated 2 units from the site, leaving a total of 18, this lowered the density to <br />5.2 units per acre. <br />2. Building setbacks were too small to provide adequate buffering and drainage. <br />-We have moved all buildings to at least 30' from any exterior property line, with the <br />exception of the south side of lot 2, which is being considered a side setback, we have 21' to the <br />property line. Minimum side setback for the zoning is 10' so we have provided much more than is, <br />required in the side areas. Also, the rear yards are now 30' to allow for a drainage swale and <br />landscape buffering, as shown on the enclosed landscape plan, on the north and south sides of the <br />site <br />3. Buildings should be 25' from the curb, <br />-We now have at least 25' from any part of the building to the curb line of the private <br />street. <br />4. The building exteriors need to meet the townhome ordinance <br />-We would like to discuss this with the planning commission. It is our feeling that this <br />requirement for building materials will not have the desired appearance on the sides and rear of <br />these buildings, but are willing to discuss this and come to a solution that is acceptable to all <br />Another item that I would like to point out is that the PUD ordinance allows for 10' separation <br />between buildings. We are proposing to have 20' to aid in breaking up the appearance of <br />continuous buildings along the street. <br />
