•
STAFF ORIGINATOR:
P & Z MEETING DATE:
TOPIC:
BACKGROUND
AGENDA ITEM V. A
Jeff Smyser
May 12, 2004
Public Hearing
• Rezoning
• Preliminary Plat
• MUSA Allocation
Junes Addition
599 62nd Street
Mr. Wayne Junes has submitted an application to subdivide an existing lot into three lots. This
will require a rezoning from Rural to R -1X, a preliminary plat, and the allocation of six acres of
MUSA reserve. The site is guided for Low Density Sewered Residential land use and is within
the stage 1 (pre -2010) growth area.
The project involves filling some wetland to create buildable area for one of the proposed lots.
This needs the approval of the wetland mitigation from the Rice Creek Watershed District. This
issue is key to proceeding with the project, but has not been resolved.
The notification for the public hearing was published and mailed to surrounding property
owners. Therefore, the P & Z should open the public hearing. If anyone is present for the public
hearing, we can hear their comments. We should then continue the public hearing to the June 9th
meeting. Staff will have a full review of the project at that meeting.
Reconstruction of 62nd St. will occur this summer. Sanitary sewer and water will be extended
west from the intersection with West Shadow Lake Drive to serve this property. These utilities
will not be extended further west down 62nd St.
RECOMMENDATION
Open public hearing, take public comment if any, and continue hearing to June 9th
