• <br />Marshan Townhomes 2nd Addn. <br />page 3 <br />PRELIMINARY PLAT/PLANNED UNIT DEVELOPMENT <br />The following table summarizes project design elements: <br />Buildings, Units: The proposal includes eleven buildings. Ten buildings are twin <br />homes, the other is a three -unit. They are all two -story structures. Each unit includes <br />1633 sf. The garages are similar in size to other recently approved PUD projects. <br />The submittal included no information on building materials. This must be provided. <br />The zoning ordinance requirements are as follows (Sec.3, Subd. 4.B.2.b.4)): <br />Exterior Building Finish: The exterior of townhome dwelling units shall include a <br />variation in building materials which are to be distributed throughout the building <br />facades and coordinated into the architectural design of the structure to create an <br />architecturally balanced appearance. In addition, townhome dwelling structures shall <br />comply with the following requirements: <br />a) A minimum of twenty -five (25) percent of the combined area of all building <br />facades of a structure shall have an exterior finish of brick, stucco and/or natural <br />or artificial stone. <br />b) Except for brick, stucco, and /or natural or artificial stone, no single building <br />facade shall have more than seventy -five (75) percent of one type of exterior <br />finish. <br />c) For the purpose of this section, the area of the building facade shall not include <br />area devoted to windows, entrance doors, garage doors, or roof areas. <br />Streets, Access: Access to most buildings would be via private drives off of Aqua <br />Circle. The drives are 24 ft. wide, back of curb to back of curb. The Century Farm North <br />project has the same design for the townhome access drives. The existing Marshan <br />townhomes have wider access drives: 28' back of curbs.
