• <br />Marshan Townhomes 2nd Addn. <br />page 8 <br />23 new units x $1665 = $38,295 <br />less credit for 5 units: 5 x $1665 = ($8,325) <br />less credit for past dedication on 1.5 acres = ($1,200) <br />total new park dedication $28,770 <br />Staff is recommending a park dedication of $28,770 for the new project. <br />ENVIRONMENTAL BOARD <br />The Environmental Board reviewed the application on May 26th. The comments are <br />attached. Changes to species are included in the conditions of approval. Inspection of <br />imported soils is required by development agreements. Irrigating the sod areas is listed in <br />notes on the landscaping plan. <br />CONDITIONS OF APPROVAL <br />The following conditions should be attached to any approval of the project: <br />lb Additional right of way shall be dedicated to Anoka County to total 60 feet from <br />centerline for Lake Drive (CSAH 23). <br />2. Right of access shall be dedicated to Anoka County along CSAH 23 on the final <br />plat. <br />3. New plans showing the extended driveways and guest parking stalls shall be <br />submitted three weeks prior to City Council consideration of the application. <br />Plans must show landscaping, grading, and any other alterations needed to <br />accommodate the changes. <br />4. A new landscaping plan shall be submitted with the following changes three <br />weeks prior to City Council consideration of the application: <br />- change black ash to green ash or a native oak species <br />- change Colorado spruce to white spruce <br />- change Austrian pine to red or white pine <br />- change autumn applause to northern pin oak <br />- three spruce at the Aqua Lane corner shall be relocated and other landscaping <br />adjusted to accommodate the guest parking stalls <br />5. The new plans must include larger individual unit lots to ensure that the eaves and <br />any building projection meets the property line separation to meet fire protection <br />requirements in the building code. <br />
