The objective of the proposed color pallets and <br />building materials is to attain a compatible and appealing development that blends in well <br />with surrounding area. Typical building makeup includes a brown hue stone veneer base, in <br />conjunction with vinyl siding and shakes on gable ends. The usage and placement of the <br />stone base is similar to most ,single family designs, i.e. no stone is proposed on the rear <br />facade. All garage doors, doors, fascia, soffit, windows and transoms will he white in color <br />with white accent trine. The roof will be composition asphalt shingles in a shade of brown, <br />incorporating) a minimum 18" overhang. As discussed at the June 9`b meeting, it seems as <br />though there was a degree of uncertainty of what was desired of this project as two differing <br />approaches for color schemes were discussed by the Commission. One was a desire to have <br />tip to four color schemes, while the other was to have one color scheme. We would prefer to <br />have one color schema for the eleven structures, as this will create a more cohesive and <br />knitted neighborhood. We understand that the Comrtiission would like to choose color(s) <br />and a color pallet will be available for the Planning Commission. <br />2. Access: Our initial plan raised a concern by the Planning Commission about the width of the <br />twenty -four feet (24') private drives. As the design complies with the zoning ordinance and <br />that the City has previously allowed other developments with similar width drives and length <br />(i.c. Miller Crossing and Century Farms), we are confident that this width is not so unique. <br />As our interests arc completely aligned with the City, the private drives do not exceed the <br />niaximum drive length, and that we have limited the amount of private drives and further <br />provided a fire hydrant nt (ht.: end of the southern most private drive. Ilence, wc: feel the <br />design protects the public interests and with the additional parking spaces provided, <br />emergency access is better than a plan just meeting the code. <br />3.
