While accessing the built private drive does meet technical requirements, it does <br />provide an additional need for this association to coordinate with the existing Marshan <br />condoriniurns. Further, there is no appreciable gain with impervious arca and the <br />layout destroys wooded areas of this site that are worth preserving. <br />• Alternate Two is a plan that combines the three sets of duplexes into two triplexes. <br />While maintaining the density of the proposal, the units created create two additional <br />internal unit` that are not as desirable as corner units with no appreciable gain in <br />pervious arca. Further, open space between structures is compromised with this design. <br />• Alternate 'Three is a plan that provides an additional private drive into the subject site; <br />providing rtoccrss for four units. This plan also maintains the density of the proposal; <br />however, the layout destroys wooded areas of this site, reduces the amount of open <br />space, increases impervious and does not create a harmonious development as initially <br />proposed. <br />Our preferred plan Option A exceeds the intent of the land use code and is preferable, emphasizing <br />that it is also a plan that m cts all thc requirements of node. The resulting land use pattern will <br />provide a moderately dense community buffering and enhancing the adjacent single family <br />residential, multi-family residential and commercial uses along Lake Drive and Aqua Lane. <br />We hope this summary will help in the consideration of our proposed plan.
