B <br />STAFF ORIGINATOR: Jeff Smyser <br />P & Z MEETING DATE: September 8, 2004 <br />TOPIC: Discussion: Master Plan Study <br />for Hodgson/Co Rd J Area <br />BACKGROUND <br />This agenda item is an informational item to let the P & Z know about an important <br />planning project. We have begun a study of the area near the intersection of Hodgson <br />Road and Ash Street (CSAH 49 and County Road J). The study will examine current <br />land use as well as infrastructure, including roads, water, and sanitary sewer. The goal is <br />to have a master plan that will guide development in the area. <br />The area is guided and zoned for commercial or mixed use development. However, the <br />current infrastructure cannot support such development. This is one of several areas <br />where the comprehensive plan did not sufficiently consider the infrastructure capacities. <br />The master plan will examine such issues and will serve as basis for possible <br />recommendations for any amendments to the comprehensive plan, utility plans, or other <br />documents or policies. <br />The attached map shows the study area. The study will consider the immediate <br />surroundings for such issues as road connections, access point conflicts, and physical <br />constraints such as wetland complexes. <br />
