• <br />AGENDA ITEM 5A <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: January 12, 2005 <br />TOPIC: PUBLIC HEARING <br />Conditional Use Permit <br />New Brighton Congregation of the Jehovah's Witness <br />BACKGROUND <br />The New Brighton Congregation of the Jehovah's Witness has requested approval of a conditional use permit to <br />allow a church (Kingdom Hall of Jehovah's Witness) on a 4.07 acre lot located on the east side of Lake Drive. <br />The comprehensive plan guides the site for low- density, un- sewered residential use and it is zoned R -1 (Single <br />Family Residential). A site plan review will be completed administratively, but considering its relation to the <br />Conditional Use Permit request; those review comments are addressed in this report. <br />This item was first heard by the Planning & Zoning Board on November 10, 2004 and was continued to the <br />December 8, 2004 meeting. The site is within the <br />stage 1 (pre -2010) growth area and within the existing MUSA boundary. Public water and sanitary sewer are <br />not available within approximately 700 feet of the subject site. <br />
