• <br />• <br />• <br />AGENDA ITEM V.H. <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: February 9, 2005 <br />TOPIC: <br />BACKGROUND <br />Final Plat <br />Oakwood View <br />The Rice Creek Evangelical Covenant Church has requested approval of a single family <br />residential development called Oakwood View. The subject property is currently one lot with a <br />house of worship constructed on the southern most portion near the Ash Street frontage. This <br />plat will create a total of 13 lots. One for the existing house of worship, one large lot for the <br />future group residence duplex facility, a large outlot, and 10 single family residential lots. <br />The final plat conforms to the approved preliminary plat layout as approved by the City Council <br />on May 24, 2004. The title commitment for the property and final plat have been forwarded to <br />the City Attorney for review. As required under the conditions of preliminary plat approval, the <br />applicant has submitted a Rice Creek Watershed permit. Another condition of approval requires <br />that a shared driveway easement be provided from Ash Street to the property intended for a <br />future group residence duplex facility. The applicant is working on this easement and it will be <br />required to be submitted for review by staff prior to the final plat being scheduled for the City <br />Council. All other conditions of approval will be met with building permit review of the <br />subdivision. A development contract between the applicant and the city is being developed and <br />will address many of the conditions of approval at that time. <br />OPTIONS. <br />1. Approve the final plat for Oakwood View. <br />2. Return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />ATTACHMENTS <br />1.
