• <br />• <br />AGENDA ITEM V.J. <br />STAFF ORIGINATOR: Paul Bengtson <br />P & Z MEETING DATE: February 9, 2005 <br />TOPIC: Final Plat <br />Turnberry Crossing (Formerly Marshan Townhomes 2nd Addition) <br />BACKGROUND <br />Hokanson Development has requested approval of a single family residential development called <br />Turnberry Crossing. The subject property consists of 4.05 acres and will be platted into 23 <br />townhome units and one outlot. <br />The final plat conforms to the approved preliminary plat layout as approved by the City Council <br />on September 13, 2004. The title commitments, final plat, and association by -laws have been <br />forwarded to the City Attorney for review, and are acceptable. Additional right -of -way for Lake <br />Drive is being dedicated as required. The applicant has submitted the revised design to the Rice <br />Creek Watershed District as required by condition number 10 of the Preliminary Plat. The <br />applicant is currently adding a right of access dedication to Anoka County as was required by the <br />Preliminary Plat approval. This revision will be submitted for staff review prior to the item <br />being scheduled for the City Council. All other conditions of approval will be met with building <br />permit review of the subdivision. A development contract between the applicant and the city is <br />being developed and will address many of the conditions of approval at that time. <br />OPTIONS. <br />1. Approve the final plat for Turnberry Crossing. <br />2. Return to staff with direction. <br />RECOMMENDATION <br />Option 1 <br />ATTACHMENTS <br />1.
