The proposed development application is compatible with present and future land <br />• <br />uses of the area. <br />The comprehensive plan guides the site for industrial land uses. The proposed use <br />is a vehicle wholesale business. Wholesale businesses and offices are permitted <br />uses in the Light and General Industrial zoning districts. Other than the outdoor <br />sales lot aspect of the business, the use is very similar to those industrial uses. <br />The accessory outdoor storage of the contractor yard uses on the site are <br />incompatible with surrounding land uses. Allowing an outdoor sales lot, a <br />commercial use, as part of a wholesale business, an industrial use, is a means of <br />staying consistent with the industrial land use guidance of the comprehensive plan <br />while reducing land use incompatibilities. <br />c. The proposed development application conforms to performance standards herein and <br />other applicable City Codes. <br />The zoning contract defines a number of performance standards. Others are <br />included in the zoning ordinance. A conditional use permit will be issued with <br />the rezoning, which will address standards. <br />d. Traffic generated by a proposed development application is within the capabilities of <br />the City. <br />No additional site development will occur and no significant construction will <br />occur. The intensity of use on the site will not increase in a way that would <br />increase traffic generation to overburden the roadways. <br />e. The proposed development shall be served with adequate and safe water supply. <br />The site currently has its own onsite well. <br />f. The proposed development shall be served with an adequate and safe sanitary sewer <br />system. <br />g. <br />The site currently has its own onsite septic system which must be pumped and <br />inspected every three years. <br />The proposed development shall not result in the premature expenditures of City <br />funds on capital improvements necessary to accommodate the proposed development. <br />There are no City capital expenditures needed. <br />
