• <br />• <br />• <br />EXHIBIT B <br />1. The use of the site shall be for a car and truck wholesale business. No other use of the site <br />shall occur. <br />2. No retail vehicle sales are allowed. All vehicle sales are to be made by appointment only. <br />3. No auctions are allowed. <br />4. Activity on the site shall not include the sale or storage of junk vehicles, vehicle salvage activity, <br />or other similar activities. <br />5. Activity on the site shall not include vehicle repair including mechanical or body repair. <br />6. Office activities associated with the car and truck wholesale business may be conducted within <br />the building. <br />7. Vehicles may be stored in the building and outdoors within the fenced and screened yard. <br />8. No vehicles shall be stored or displayed in the front parking lot or anywhere else outside the <br />fence. The front parking lot is for employee or visitor parking only. <br />9. Truckloads of cars shall not unload on the site more than twice per month. <br />10. No signs, flags, banners, pennants, stringers, lights, or other signage or attention - getting device <br />other than permanent monument or wall signage are to be installed. Monument or wall signage <br />shall require sign permits and shall comply with the City's sign ordinance. <br />11. In outdoor areas where motor vehicles are stored, drive aisles between the rows of vehicles <br />must be a minimum of 24 feet wide to provide for emergency vehicle access. <br />12. Any and all exterior lighting shall be hooded and so directed that the light source is not visible <br />from the public right -of -way or from an abutting residence and shall be in compliance with <br />Section 3, Subd. 4.F of the zoning ordinance. <br />13. Vehicles for sale shall be displayed in an orderly manner and shall not constitute junk as <br />defined by this Ordinance. <br />14. The outdoor yard area shall continue to be fenced or screened from view of neighboring <br />properties. The screening fence shall be maintained or, if necessary, improved to provide <br />complete screening. The fence shall be maintained in a condition of reasonable repair and <br />
