Routing: Date: January 31, 2005 Highland Meadows East 2nd Addition is a residential, multi - family 17 unit development proposed by TSM Development, Inc. The proposed development is located to the south of the intersection of 79th Street and Nancy Drive in the northwestern part of the City of Lino Lakes, Minnesota. There is a permanent Drainage and Utility Easement over all of Lot 19, Block 1 of the proposed plat of Highland Meadows East 2nd Addition as part of a previous plat, Highland Meadows East and Outlot A. This •designated easement will allow City of Lino Lakes staff access to maintain and improve the proposed utility infrastructure such as sanitary sewer, watermain and stormwater management systems into the future. A private street will be part of the development and the City will not provide maintenance and /or snowplowing for the street. The Engineering Review below is based on the following submittals and previous reviews for the above - referenced development: 1. Construction Plans for "Highland Meadows East 2nd Addition - Final Grading and Utility Plan" for TSM Development, Inc. as submitted by James R. Hill, Inc. (Developer's Engineer - Troy D. Livgard) and dated September 8, 2004. Stamped received in Lino Lakes City offices on January 27, 2005. There are ten (10) full size plan sheets. 2. "Highland Meadows East 2nd Addition - Landscape Plan" for TSM Development, Inc. as submitted by James R. Hill, Inc. (Developer's Engineer - James Sturm, ASLA) and dated June 30, 2004. Stamped received in Lino Lakes City offices on January 27, 2005. There is one (1) plan sheet. 3. Final Plat for "Highland Meadows East 2nd Addition" as submitted by James R.
