Routing: <br />Date: January 31, 2005 <br />Highland Meadows East 2nd Addition is a residential, multi - family 17 unit development proposed by TSM <br />Development, Inc. The proposed development is located to the south of the intersection of 79th Street and <br />Nancy Drive in the northwestern part of the City of Lino Lakes, Minnesota. <br />There is a permanent Drainage and Utility Easement over all of Lot 19, Block 1 of the proposed plat of <br />Highland Meadows East 2nd Addition as part of a previous plat, Highland Meadows East and Outlot A. This <br />•designated easement will allow City of Lino Lakes staff access to maintain and improve the proposed utility <br />infrastructure such as sanitary sewer, watermain and stormwater management systems into the future. <br />A private street will be part of the development and the City will not provide maintenance and /or <br />snowplowing for the street. <br />The Engineering Review below is based on the following submittals and previous reviews for the above - <br />referenced development: <br />1. Construction Plans for "Highland Meadows East 2nd Addition - Final Grading and Utility Plan" for <br />TSM Development, Inc. as submitted by James R. Hill, Inc. (Developer's Engineer - Troy D. <br />Livgard) and dated September 8, 2004. Stamped received in Lino Lakes City offices on January 27, <br />2005. There are ten (10) full size plan sheets. <br />2. "Highland Meadows East 2nd Addition - Landscape Plan" for TSM Development, Inc. as submitted <br />by James R. Hill, Inc. (Developer's Engineer - James Sturm, ASLA) and dated June 30, 2004. <br />Stamped received in Lino Lakes City offices on January 27, 2005. There is one (1) plan sheet. <br />3. Final Plat for "Highland Meadows East 2nd Addition" as submitted by James R. Hill, Inc. and <br />undated /unsigned. Stamped received in Lino Lakes City offices on January 25, 2005, There are two <br />(2) plat sheets on full and reduced sizes. <br />• 4. Area Map for "Highland Meadows East 2nd Addition" for TSM Development as submitted by James <br />R. Hill, Inc. and dated revised January 24, 2005.
